Can I visit a property before buying?
Absolutely – and we encourage it. Every parcel has GPS coordinates so you can drive right to the lot. If you want to walk it with Bruce, he’ll meet you on-site at a time that works for you, usually within a few days of your call.
How does owner financing work?
We hold the note ourselves – no bank, no third party. You put a down payment (typically $15,000), sign a simple promissory note, and make monthly payments to us. Most schedules run 60 months at a fixed rate. No credit check, no appraisal, no underwriting period.
What's the minimum down payment?
For most parcels, $15,000 down is our standard minimum. On smaller lots under $20k we’ll consider lower. On larger commercial or hi-density parcels, the down payment scales up. Either way, we work with serious buyers – call and we’ll structure something that fits.
Do you have a physical office
No traditional storefront. Bruce works from the truck and the field. If you need to meet in person, we’ll meet on-property – that’s where the real work happens anyway. For paperwork, we either close at a title attorney’s office or handle remotely by mail/courier.
How soon will Bruce call me back?
Average callback is under an hour during business hours, and same day for voicemails left overnight. If you submit the contact form, you’ll typically hear back within a few hours – same day at the latest. No call centers, no auto-responders – just Bruce.
Is the listed price negotiable?
The cash discount price is firm. The owner-finance price has a little more flexibility on terms (down payment, monthly amount, length) but we typically don’t move on the total. Our prices are already at wholesale – there’s not a lot of fat to negotiate off.
